When it comes to improving a home’s appeal, there are a variety of different approaches that can be taken. One strategy that can be especially effective is to leverage existing design features to enhance its overall attractiveness. These design features could be historic and date back centuries, for example fireplaces, ceiling beams or tiles. In a more contemporary home, the design features could be modern materials such as wood and metal, and focus on clean lines.

In the featured property, it was important that we considered the modern design features when staging it, to enhance the market appeal. Here are some of our tips:

Materials

If your home has beautiful natural materials such as hardwood floors, stone walls or exposed brick, showcase these elements to enhance its appeal. Make sure to clean and polish these materials so that they shine.

Natural Lighting

Enhancing natural lighting is one of the most important design features in a home. Natural lighting brings out the true colours of a room’s décor and architectural features making it more attractive to buyers and therefore allows the home seller to command a higher price on the market. Strategically place mirrors to reflect light and make the room feel more spacious. Alternatively, if your budget allows, consider adding or replacing windows to maximise natural light and create a brighter, more inviting space.

Minimalist Design

Minimalist design is characterised by clean lines, simple forms, and a neutral colour palette. By embracing minimalist design, you can create a sleek and sophisticated look in your home. Make sure you declutter the space, use minimalist furniture, and incorporate natural materials such as wood and stone. Minimalist design often involves using one or two key design elements, such as a statement piece of furniture or a unique architectural feature. This can create a focal point that draws the eye and adds interest to the space.

In this property we used minimalist accent chairs with unique shapes and texture that added interest to the space without overwhelming it. Using a dining table made of a natural material, in this case wood, ensured the look was clean and sleek, not overly decorative.

Lighting

Lighting is an essential part of any home’s design. By using different types of lighting, you can create a warm and inviting atmosphere in the home. Use overhead lighting to brighten up the space and add task lighting to specific areas like reading nooks or workspaces. Statement lighting can add drama and interest to a space. Consider adding a unique chandelier, pendant lights, or a statement floor lamp to create a focal point in the room. Swapping out old or outdated light fixtures for more modern options can make a big difference in a home’s appeal. Look for fixtures that complement the overall style of the home and provide adequate lighting for each room.

Home Staging

The featured property was listed on the market for 1800 days unfurnished before enlisting our help. As professional home stagers we worked with the estate agent to accentuate the current design and highlight the impressive features in the state-of-the-art residence. Our team curated the furniture to be used around the existing design features and injected pops of colour into the accessories and soft furnishings. Maintaining a minimalist look meant that our designers had to consider furniture pieces which would blend seamlessly into the space. We used a thoughtful combination of wood, metal and glass to pull the look together.

The property was launched to market and the owner accepted an offer of 95% of the guide price within just 20 days relaunching. The house was presented to a high standard and demonstrated not only modern living environment but a functional and practical one too.

In summary, be leveraging existing features in your property will enhance its overall attractiveness and improve its market appeal. From open floor plans to state of the art window design, these features can make a home more attractive to potential buyers while also increasing its overall value. So, if you’re looking to sell your home, consider incorporating or emphasising  these features in your home to give the wow factor buyers are looking for.
