- Will you create professional video content?
- Do you produce short-form social media videos and reels?
- Do you use drone photography where appropriate?
- How will you target buyers relocating from outside the local area?
- How many social media posts will you create for my property?
- Do you market the lifestyle and benefits of the home, or simply list the features?
- Can you show examples of premium properties you’ve marketed successfully?
The best agents don’t just upload a listing and wait. They actively promote properties across multiple channels to maximise exposure.
- Presentation
Today’s buyers make decisions long before they book a viewing.
They are scrolling through hundreds of properties online and deciding within seconds whether a home feels right for them. They aren’t simply buying bricks and mortar; they’re buying a lifestyle, a feelingand a future.
Ask your new agent:
- What advice will you give on presenting my home before photography?
- Do you offer professional styling or home staging recommendations?
- Will you arrange a pre-market presentation consultation?
- How will you ensure my property stands out against competing homes?
- Can you show me examples of properties where presentation improvements increased buyer interest?
Professional photography and videography are only effective if the property is presented at its absolute best.
The Most Important Question
Before appointing a new agent, ask:
“What would you do differently from my current agent?”
If the answer is simply “reduce the price,” keep asking questions or move on to another option.
The strongest agents will have a detailed plan covering pricing, promotion and presentation. They will explain exactly how they intend to generate more enquiries, attract better-quality buyers and help you achieve the best possible outcome.
Choosing Your Next Agent
Changing estate agent can be a positive step, but choose a partner who brings fresh thinking, not just a lower asking price.
Before agreeing to reduce the value of your home by £50,000 or even £100,000, make sure every other opportunity has been explored first.
