  • The first 2–3 weeks on the market are critical, selling fast is the way to achieve the highest offers
  • Staged homes tend to:
    • Attract more early viewings
    • Create stronger emotional connection
    • Perform better in competitive conditions

 

  1. Address Cost Proactively and Transparently

Aim: Pre-empt cost objections

  • Acknowledge cost concerns early
  • Use clear benchmarks:
    • Approx. 1% of guide price
    • Potential uplift 5–15%
  • Position staging as an investment, not a cost

 

  1. Reassure Around Effort and Disruption

Aim: Reduce perceived workload for the seller.

  • Highlight professional support is available throughout the whole process
  • Stress that not everything needs changing, a few key changes can make a big difference
  • Explain that the staging team will only be on site for one day (in most cases)
  • The whole process can be completed within a two week window while the brochure is being prepared and all the relevant paperwork for the sale being done in the background.

 

  1. Position the Stager as Part of the Professional Team

Aim: Build trust and credibility.

  • Align staging with professional photography and marketing, the very best photographer can only take pictures of what’s there
  • Explain the added importance of staging for video content
  • The agent, the seller and the stager are all on the same team aiming to achieve the very best sale possible

 

  1. Close with Confidence

Aim: Reinforce value and next steps.

  •  Emphasise strong launch = stronger outcome
  •  Clearly link staging to price protection and sale speed
  •  Offer to arrange consultation
