- Have your house professionally staged – and have it staged before you ask estate agents to value your house. You want it looking its best – don’t wait for them to tell you that it needs staging! A professional stager understands the property market and is there to maximise the value in your home. They will make sure your house attracts the right sort of audience and sells for as much money as possible.
- Pick the right estate agent. Pick one who is qualified and regulated and who has experience of selling houses just like yours. Don’t let the fee they charge be the deciding factor. The best agents will undoubtably charge a higher fee but a quality agent will look after you through the whole process.
- Price your house realistically for the market – it will attract more interest. Ideally have at least 3 estate agents value your house and look at market evidence before deciding on a final price. Don’t instruct an agent based on a value.
- Appoint your solicitor at the same time as appointing your agent and make sure you’ve got all your paperwork in order. Don’t wait until you’ve agreed a sale before doing all this as it could delay the whole process and jeopardise your sale.
- Plan your move day and get quotes from various removal firms so that you’re ready to go when the time comes.
- If you’re lucky to have more than one buyer, go with the one in the best position to proceed without too many issues. Make sure your estate agent does all the necessary checks on their financial status.
