Meet The Woman Who Owns 40 Sofas, 56 Beds, and Can Sell Your House In 30 Days!

Elaine Penhaul isn’t your average 50 something from Melbourne- not only does she own 40 sofas, 56 beds and 18 dining room tables, she will promise to sell your home using a selection of them, in an average of just 30 days.

An avid property investor with an eye for style, Elaine has hit big business success with a new concept in the property market known as professional property dressing and has developed a reputation for selling the homes dressed by her team, with most of her clients accepting an offer in just 30 days. Of the sold properties Lemon and Lime Interiors have professionally presented in the last year, 64% accepted offers in 10 days or less.

The director at Lemon and Lime Interiors, which has attracted much attention in recent months from the city’s biggest estate agents, said: “My passion for property dressing comes from a penchant for style developed over the years as a property investor.  I became fascinated with how something as simple as styling could take an unsellable home from zero to hero in a matter of days, and secure the full asking price for the vendor.

“A lot of our work comes from deceased estates, where family members are keen for a quick sale.  In many cases these homes are outdated, cluttered and are in desperate need of a revamp. With a zesty price tag of less than 1% of the property’s value, the service is becoming a no brainer with big local agents all over Nottinghamshire and Derbyshire.  Many offer the Lemon and Lime Interiors service to their clients, especially if the market has become stagnant for them.

Originally a concept from the USA known as ‘home-staging’, Lemon and Lime Interiors have developed the service to make it accessible to the UK market, and include other complementary services such as de-cluttering, styling and furniture rental.

Elaine continued: “The property market has been a buyer’s market for several years now which leaves those ready to purchase with the upper hand. Often, they only want to invest their hard-earned cash in a property which looks as though it has been cared for, well maintained and is ready for them simply to move in to. Unfortunately, many of us don’t live in homes which routinely look like a high-end interiors magazine photo shoot. This is where professional presentation can make a dramatic difference to your sale.”

“We rent a huge warehouse in Derbyshire which is packed to the rafters with furniture and artwork available to rent.  At the moment, I think we own 40 sofas, 56 beds and 18 dining room tables! It is anything but conventional!”.

National statistics show that properties which have been professionally presented sell on average for 8% more than comparable properties. Backing these statistics up are the estate agents who believe that a furnished property will attract offers at 10% more than unfurnished properties – which is where Lemon and Lime Interiors and their 56 beds can help vendors attract the asking price they want.

Property dressing is now becoming increasingly popular in the UK, particularly with sellers that need to sell in a hurry but still want to achieve an ambitious asking price, this can be due to down-sizing or sadly relationship breakdowns, where the proceeds are to be split between two parties.

Lemon and Lime Interiors has expanded its team to meet the demand for this slightly quirky yet professional service and there are now six employees at the immaculately styled office in Melbourne.

Elaine added, “We encourage vendors to consider using our services, as particularly in the upper end of the housing market, spending around 1% of the asking price on professional presentation can be an awful lot cheaper than accepting a lower offer, which on average is 5-6% under the initial asking price.”
