September is one of the busiest months in the property calendar, with lots of new properties coming onto the market and agent price reviews in full swing. We have taken a closer look as to why this happens:
- The school summer holiday period can be hectic! With children at home or the annual family holiday taking place it doesn’t leave much spare time to search for the right agent or keep the house tidy long enough for viewings. However, September sees a little normality set back in – the garden should still be looking green and colourful and it has the perfect offering of nice weather for the all-important great photos.
- From a buyer’s point of view, the appetite for searching for a property has returned with demand swelling during October, in order to have a deal done for Christmas – what better way to celebrate the festive season than with your nearest and dearest in your new home.
- Catchments areas! Rightmove recently wrote “Parents are spending, on average £52,000 more on a home to secure a place at an outstanding state primary school” http://bit.ly/2skyEeK. Admission deadlines are due in February 2018 so moving to a new location improves the chance of getting a child in the ‘right’ school. Therefore, September is the perfect time to make that very important schooling decision for the following academic year.
Ensuring your property is ready for sale could be the deal breaker between achieving a quick sale or lingering on the market over the winter months. Although the autumn period is a good period within which to market your property, it’s also quite short. You need to get your marketing right from the outset.
Don’t forget that your garden will be less colourful as you move towards the winter so although it may be a showpiece in the summer months, it’s not going to be so appealing for viewings throughout the winter. Making sure the inside of your house is perfect is an absolute must.
Professionally presented properties sell faster and for more money. Lemon & Lime will ensure your property looks its absolute best before it goes on the market.
