Most of our clients and prospective clients want to know whether dressing their home really works. If our clients spend some money on having their home professionally staged prior to marketing, is it going to make any difference to the speed of the sale or to the final offer they accept?

Stats 3Of course, we can’t guarantee either. The housing market is notoriously fickle and sadly we don’t have a crystal ball. However, it is evident from the statistics below which were gathered across many home staging sites that this is the case and we can also offer a few of our own stories;

Nr Loughborough, Leicestershire April 2015, £695,000

A 6 bedroom grade II listed period property, dating back to the 1700’s. We helped the owner have a huge de-clutter, advised on re-decoration of some of the main rooms and then bought lamps, pictures and mirrors for her to help present the house for sale. It had been on the market for over a year before she changed agents and asked us to become involved. She accepted an offer 3 months later. Her total spend with us was about £1,200 including the new accessories which she was then able to take with her to her new home!

Nr Nuneaton, Warwickshire, September 2015, £365,000

A spacious 4 bedroom property in a lovely Warwickshire village. The owners had relocated and the house was left partially furnished. It had been on the market for about 5 months, had 44 viewings but no offers, before we were asked to take a look. We advised the owners about some redecoration and dressed the property making the house look like the well-loved home it had been. They accepted a very good offer within six weeks of us completing our work! Their total spend, including the redecoration, was less than 1% of the sale price.

Of course, like any business, we have our failures too…in the eyes of our estate agents we have failed spectacularly twice;

Table Firstly, a beautiful home which was being marketed at £2.5M. The owners spent about £5,000 with Lemon and Lime; de-cluttering, presenting it for the market and adding new accessories. They decided that they loved it so much in its new guise that they couldn’t bear to part with it. Although they were re-locating they made the decision to rent out their home until they could return. Nothing else they looked at, came close to what they had, once we had dressed it!

The second time we failed was when we were asked to put the finishing touches to a new build home marketed for £1.75M. After spending years building the perfect home sadly the owners were separating.  It was to be marketed as soon as the build was completed. We spent several days sourcing pictures, cushions, lamps and pulling the whole look together. When it didn’t appear on the market I became curious.  On contacting the owners I learnt that not only had they decided not to sell their beautiful home but they had decided not to divorce either!
