We’ve had an uncertain few months with the housing market being closed for two months during the worst of the Covid-19 pandemic. It was a difficult time for vendors with property ready to sell but not being able to allow potential buyers through the door. But for some, there has been success!
One of our recent projects was a property in Nottinghamshire which was on the market unfurnished for over a year with little interest. It was taken on by a new agent and he asked us to help with the presentation before he re-launched the property onto the market. We worked with the existing décor in each room, tying in the wall colours in soft furnishings, artwork and furniture. We demonstrated how each room could be used, to prospective buyers. The overall cost of completely furnishing in a style to attract the widest possible target market was just 1% of the asking price.
The property was re-released onto the market at the beginning of March 2020, very shortly before the UK officially went into lockdown and the property market came to an abrupt standstill. In the middle of May the property received a successful offer, despite the property market only emerging from lockdown a few days earlier! The property sale was driven through very quickly by the agent, the vendor and the solicitors and completed in mid-June.
The message is very clear, prospective buyers don’t want to be greeted by an empty, dormant space when looking at images online or viewing a property. They will be much more engaged with a property which has life and demonstrates the fabulous lifestyle they can enjoy when they buy.
We expect the market to remain difficult for some time to come with many first viewings being conducted via virtual tours or video to minimise risk in face-to-face viewings. This means potential buyers are heavily reliant on photographs and video providing the best visualisation of the house they want to see. With this in mind, it is more important than ever that, if you are planning to sell in the next few months, your property is looking its absolute best in order to catch the attention of serious buyers.
