The number of listings which means committed buyers, and there are fewer, have more choice. The risk is that they are in a position to drive prices down in a competitive marketplace.

While professional staging can be beneficial, it comes at a cost. But don’t worry, it IS possible to achieve stunning results on your own with a bit of creativity and attention to detail. Here are my top ten DIY staging tips from more than 10 years working in this space, so you can offer expert advice to your sellers to help them prepare their luxury homes to sell fast for great offers.

1. Create a Welcoming Entrance

The entrance to a luxury home should be nothing short of impressive. If the front door is looking tired, a fresh coat of paint, especially one in a dramatic colour like deep navy or forest green can work wonders. Tall planters with bay trees or small olive trees flanking the entrance add sophistication and charm, make sure they look lush not slightly dead! In the spring, vibrant flowers along your path can make buyers feel like they’ve found their dream home the second they step out of their car. Once inside, a stylish console table and a statement mirror in the hall make a lasting first impression. A small bowl on the table will help buyers imagine themselves dropping their car keys as soon as they arrive in their new home. 

2. Neutralise the Colour Palette

When preparing a luxury home for sale, a neutral colour scheme is to be strongly encouraged. Soft creams, blush pinks, and warm whites create a sophisticated atmosphere that allows the home’s architectural features to shine. A more dramatic colour scheme can be a great choice for smaller spaces like the boot room or cloakroom, these areas offer an opportunity for a little fun without overwhelming the main living spaces.

3. Let Natural Light In

Light and space are at the top of the list when it comes to luxury living.  Pull back the curtains and open blinds to let as much natural light in as possible. If privacy is a concern, light, sheer drapes allow the sunshine to pour in while still providing a sense of seclusion. A well-lit home will always feel more spacious and airy, which will appeal to luxury buyers looking for a bright, open environment. Throw open bi-fold doors to the garden if the weather is good for photos and viewings.

Avoid placing furniture in ways that block views or make the space feel cramped. Focus on the standout elements that set your home apart and make those the focal points of the room.

6. Invest in High-Quality Linens

High-quality linens are a must in any luxury home. Dress all your beds with fresh, crisp white bed linens and towels for a sophisticated look. A simple, elegant set of white linens can completely elevate the feel of a bedroom or bathroom, making them look more expensive and inviting. Add plush throws and coordinating pillows for a cosy yet luxurious vibe. Stick with classic white, coloured linens can appear cheap or distracting.

7. Accessorise with Purpose

When it comes to accessories, less is more. Luxury homes should have carefully chosen statement pieces, think sculptural décor, large vases, or unique art, that add personality without overcrowding the space. Avoid cluttering surfaces with small, mismatched and overly personal items. A few well-placed accessories can elevate a room and make it feel thoughtfully designed.

8. Create Inviting Outdoor Spaces

Outdoor spaces are just as important as the interior. Stage your patio, pool area, or terrace with comfortable, high-end furniture, soft lighting, and lush greenery. If the weather is still chilly, light the firepit and place cosy faux fur throws on outdoor furniture for photos or viewings to give the space a warm, inviting feel and year-round appeal. Adding elements that allow buyers to envision themselves hosting outdoor gatherings or simply relaxing in the sun will pay dividends.

9. Focus on the Kitchen

The kitchen is the heart of the home as much in a luxury home as in any other. Make sure it’s styled to perfection ahead of your launch to market by clearing countertops of everyday items. Instead, showcase elegant touches like a bowl of fresh fruit or a vase of flowers. For high-end kitchens, consider leaving out a luxury coffee machine or high-end mixer to reinforce the upscale feel. Ensure that their cupboards are just as organised as the rest of the kitchen just in case buyers want to open them during viewings!

10. Keep It Fresh

Last but certainly not least, the air in your home should be fresh and inviting. A clean, fresh scent will help ensure the home feels comfortable and luxurious. Recommend diffusers, candles, or fresh flowers with subtle, sophisticated fragrances or leave the windows open for a coupe of hours before a viewing. Fresh ai is the best smell of all! Take a walk through your home yourself, or ask a friend for brutal honesty, and assess any lingering smells (pets, smoke, dampness) that may need to be addressed before potential buyers come through. Wet dog and damp from the cellar are often prevalent in period properties in my experience!
