As the pandemic continues to affect our lives it seems working from home will still be required, perhaps even become permanent in many cases. Therefore, a really good, comfortable workspace which can be shut off from the rest of the house, will be on most buyers ‘must have’ list. In fact, it’s now not uncommon for people to need two studies!

Open plan living has proved to be less appealing to some families – with more people being at home its harder to find areas which can be shut off when they need a quiet environment. A more traditional house allows for this more easily.

If your house is predominantly open plan then think about zoning it when it comes to putting it on the market. This can be done with physical dividers such as large pieces of furniture such as bookcases or dressers. If you are a developer, think about incorporating sliding glazed screens or pocket doors so that an open plan space is adaptable.

Cinema rooms have become incredibly popular for families – attic rooms and areas over garages can be made into great cinema rooms. Getting the family together for a movie night or sporting event is a desire for many buyers. Being able to seat everyone at a large dining table is also a requirement in a family home.

With studies and home cinemas being on the wish list, then technology will also be a consideration. Developers are usually well prepared as they are building from scratch but within older homes it can become more of a challenge. Make sure your house is well catered for in this department and use it as a selling point.

People are now placing greater value on their wellness and general health and so home gyms are often something buyers are looking for, or areas which can be used for meditation or yoga.

Bedrooms are just as important as the living areas, especially for children. Buyers will be looking for decent sized rooms for their children and its likely they’ll want study spaces within them as well.

Sustainability is prominent in buyers minds right now – there will be many different requirements from buyers such as the fabric of the building and the materials used to build it or how energy efficient it might be.
