As soon as we have been instructed by a client to go ahead, the Staging Consultant dealing with that property will sit down with the Project Lead and brief them on exactly what is required. This initial planning phase is crucial; we deal with a mixture of lived-in houses and empty properties so no two are the same. We aim to attract the right audience to the right property, for instance, if it’s a family house we will make sure the presentation appeals to a family rather than a couple who may be downsizing.
Curating the Collection: Once the planning is complete, we move on to curating the collection. We boast an impressive array of stylish furniture, artwork, and accessories to suit all styles of house whether it’s an Old Rectory or a super modern new build. Our challenge is to select the perfect pieces that will enhance the property’s unique features and create an appealing design which makes potential buyers want to live in that property.
Organisation Masterstroke: Efficiency is paramount as our team organises the selections. We sort all the chosen items into specific rooms, ensuring that everything is ready for easy distribution. Once all the main items of furniture have been selected we then think about the accessories needed. Every single surface has to be taken into consideration. Can you imagine how many accessories are need when you’re staging a 6 bedroom house with three or four reception rooms – a lot! Each item is carefully wrapped and packed ready to go into our transport.
Loading the Van: With furniture ready and waiting in our loading bay, everything is loaded onto the vans. Our transport team are professionals who know how to pack, lift and load efficiently and safely.
Dressing Day Unveiled
Dressing Day finally arrives, and it’s time to bring our vision to life.
Early Start: Dressing Day kicks off at the crack of dawn. The Lemon and Lime team arrive at the property early to ensure there is ample time to complete the transformation.
Unloading the Van: The van is unloaded with each item handled with the utmost care and our Project Lead ensures the items are placed strategically in their respective rooms. This is where our understanding of design and space utilisation truly shines.
Unpacking: We unpack the items swiftly and position them with precision, ensuring that every piece plays its part in creating an inviting atmosphere.
Artwork and Mirrors: Artwork and mirrors are hung in the correct position. We know that the right positioning can enhance the sense of space and light within a room.
Adding the Final Touch: To make the house feel like a home, we add beautiful accessories, set the dining table, and add cushions and throws. We know precisely where to place them for maximum effect.
Perfecting the Look: Attention to detail is our mantra. We scrutinise every room to ensure it looks just right. We understand from where the photographers will take their shots and how videos will pick up every little detail. We also think about potential buyers and how they will move around a house during a viewing.
The Grand Finale: Before we leave, we ensure the property is spotless. A final cleaning ensures the property is in pristine condition for viewings and a final walkthrough, ensures that every aspect is nothing short of flawless. A plumped cushion here, a straightened rug there – these finishing touches make the property camera-ready.
