Well, it’s been a very busy first few weeks at Lemon & Lime – no day has been the same that’s for sure. My husband still finds it highly amusing that, although I have been taken on for my expertise in the high-end property market, on my first day we went to buy some cushions! I think it’s called ‘learning every aspect of the business from the ground up’!

Apart from a quick trip to buy much needed cushions, it has actually been a mixture of meeting agents, visiting potential clients, helping to dress empty houses and time spent in the office planning the way we want to take the business going forward.

Coming out of the world of estate agency into professional property presentation has been extremely interesting. From my point of view as an estate agent I have always known that if a house looks good and is priced correctly, it will usually sell. You want to achieve a quick sale at the best possible price for your client.

 In the last few days we’ve had five success stories at Lemon and Lime – five properties have been dressed by us and all five have had sales agreed on them – one within 24 hours of being put back on the market. It just proves the point that presentation is key to finding the buyer.

I’ve spent 20 plus years working in the property market and it has changed a lot – it certainly doesn’t allow for homes to sell with no preparation on the part of the seller any more. There’s more competition out there and buyers are only spending their hard-earned cash when they find their perfect property.

It’s certainly become very clear to me that for every single property, the buyer needs to be carefully considered. For instance, if you are selling a large, period house and you want to attract a young family who will spend the next 10 to 20 years there, then if it has a slightly contemporary look it’s much more likely to attract the right sort of buyer. Where a house is empty, buyers find it so difficult to see how they would live in the space – furnishing it immediately demonstrates how the house works.

In the last few weeks I have been studying all the previous properties Lemon & Lime has worked on and what has really struck me is the relatively low cost of each project. The trick is to make the property look as good as possible, therefore maximising its potential and attracting the right buyers, without spending a fortune.

The good news is that the diary is pretty full for the next few weeks with lots of new properties to get ready for the market. I don’t think I’m going to be bored…………
