The latest market figures tell a clear story. In the higher-end residential sector (£750,000+), the market started 2025 with energy, but by June, that energy had drained away. 

Instructions surged through spring, but exchanges in June collapsed by nearly 50% month-on-month, with only 15% of listings converting to sales. Properties are sticking. Sellers are withdrawing in frustration. Buyers, it seems, are hesitant, cautious, and harder to convert than they’ve been in years. 

But let me tell you something crucial: this is exactly the market where home staging works its magic. 

When the buyers aren’t queueing outside the door, you don’t need to settle for waiting patiently. You need to make your home so desirable, so emotionally compelling, that even people who weren’t seriously looking feel drawn to it.

The casual scroller is your buyer now 

In a fast-paced market, you only need to appeal to the buyers already actively searching. But right now? That pool is small, and they’re cautious. Which means your biggest opportunity comes from those casually scrolling property portals while they’re watching the TV in the evening, or sipping a cocktail on their sun lounger on a Greek beach. They will be half-dreaming about a change, not quite ready to book a viewing, until they see your home and fall in love.

These are the people who say, “Oh, I wasn’t really looking yet, but this one is too good to miss…” 

This is emotional buying, and it’s triggered by visual impact. Staging isn’t just fluffing cushions. It’s a business strategy designed to widen your buyer pool by showcasing lifestyle, inspire desire, and create the kind of emotional connection that cuts through economic uncertainty.  

The numbers are telling us the problem 

Right now: 

  • Instructions peaked in May but dropped 11% in June. Sellers are starting to retreat. 
  • Exchanges halved in one month. Confidence has gone. 
  • Withdrawals accounted for 31% of instructions in June, meaning nearly one-third of sellers gave up. 

But in a market like this, it’s the properties that stand out that succeed. Beautifully presented homes that create an immediate impact will always float to the top of Rightmove, Zoopla, or OnTheMarket searches. They get more clicks, longer views, and, critically, more viewings from those who didn’t even know they were in the market. 

Advice for estate agents:  Staging a home to sell, not just to list 

If you’re an agent reading this, I would urge you not to fall into the trap of simply uploading a listing and keeping your fingers crossed. Encourage your clients to stage their homes before the photographer arrives. Don’t waste the first four weeks on the market when your listing is freshest and most visible, with poor presentation. Those first four weeks are everything. 

A staged home: 

  • Photographs better, leading to more clicks and viewings 
  • Feels aspirational, creating emotional attachment 
  • Converts casual browsers into serious buyers 

Advice for homeowners: Give yourself an advantage by staging your home 

If you’re selling, don’t assume dropping the price is the only lever you can pull. Presentation is just as powerful. In fact,  staging your home often sell faster and for more money even in tougher markets, because they capture hearts as well as heads. 

You don’t need to stage every single room. Focus on first impressions, lifestyle spaces, and anything that feels a little tired, dated or confusing. Create clarity. Show buyers how they could live, not how you live.
